The land is divided into the upper and lower part.
The lower part, an area of 52.000 sq.m., includes detached houses of 100, 140 and 200 sq.m. as well as seaside recreation areas, such as cafeterias, sports and beach equipment. The upper part, an area of 128.000 sq.m., includes detached houses of 100 and 140 sq.m. and recreation areas, such as swimming pools for adults and children, basket courts, mini football and outdoor space for events. The water-supply and sewerage system are connected to the region's central networks.
The housing typology has its roots in the rich tradition of Halkidiki's houses, adapted to the modern needs of a country home. Their typical features are the tiled roof, the roofed balcony, the right proportions, the chimneys and the wooden pergolas. The location of each house is designed based on the correct orientation and in combination with the view and increased privacy. The use of tiles in a variety of colors, the different colors and the stone coatings contribute to the uniqueness of each house. The construction, the materials and the equipment are of high quality, ensuring the houses' proper functioning throughout the year.

The entrance and exit of vehicles from Cassandra to the upper part of the land are conducted via a new intersection. The bidirectional access road runs around the complex and reaches to the entrance of each property where there is a parking space. The lower part is accessed from the old municipal road of Hanioti - Pefkohori.
The traffic between the upper and lower land is conducted via a fly-over overpass for pedestrians and vehicles, so that they are completely safe. The construction of a network of pedestrian areas, independent from the road network, with stopping points, is planned for pedestrians. The pedestrian network runs across the central complex and reaches, through switch points, each property. The pedestrian access to the sea is conducted from four points of suitably shaped pedestrian areas.
The smooth operation and security of the complex will be provided by a particularly studied cohabitation regulation which clearly outlines the obligations of each property and the creation of a professional body of greenery management, of security, of maintenance and management of communal water resources in the region.
